Cash Deal
If you are purchasing property for cash without a lender, the transaction can often go by faster than you may wish. To protect your interests and your future real estate investment, our staff will guide you through the procedures, conduct a thorough title search, answer any questions you have throughout the process, and coordinate the closing.

Lender Financing
If you purchase a property with a financial institution’s assistance, a lender’s title insurance policy will be issued in conjunction with your loan. We will work directly with your lender to provide any documentation required and handle all concerns that may arise during and after the closing process. 

Seller Financing
If your seller has agreed to provide financing for the sale, it is important to document the transaction with the applicable financial instruments and confirm a clear transfer of ownership of the property. We can provide a thorough search of the property’s title history and prepare all the required documents for closing.

I'm Selling

Selling a home or parcel of land can be stressful for anyone, a seller often may feel distanced from the sale process due to the time and paperwork involved on a buyer’s behalf. As the closing agent, we can support the seller through the process providing guidance and advice for a smooth closing.

  • Assist the seller by contacting their mortgage company directly for payoff information on the property.
  • Provide financial clarification to the seller so they are aware of the details surrounding their transaction.

What is Title Insurance, and why do I need it?

When purchasing any type of real estate, a title insurance policy is needed to protect the buyer from past issues related to the property. These title defects could include outstanding liens, insufficient deed transfers, prior owner’s debt, or other claims of ownership that may have been established prior to the sale.

There are two types of policies:

  • Lender Policy – required by a mortgage lender to protect their investment in the real property.

  • Owner’s Policy – protects the buyer against any possible title defects and remains in place as long the policyholder (or his/her heirs) has an interest in the insured property.

How much will Title Insurance cost me?

A one-time premium will be collected at the time of closing. The title insurance policy will remain in effect as long as the buyer/owner has an interest in the insured property. You can find a general cost chart or visit our Contact Us page to request specific title insurance rates.

What are Title Services?
